1. Promotion Details

1.1 The Promotion is conducted by R.E.A.L. Buyer’s Agency, ABN 90881920335, a registered buyer's agency business.

1.2 Promotion period: Entries open on Tuesday 11/09/2026 at 9:00 am AEST/AEDT and close on Friday 09/10/2026 at 5:00 pm AEST/AEDT ("Entry Period").

1.3 Entry is free. No purchase is necessary to enter.

2. Eligibility

2.1 Entry is open to individuals aged 18 years or older who are residents of Australia at the time of entry.

2.2 Employees (and immediate family members of employees) of the Promoter, its related bodies corporate, and any agency involved in the conduct of this Promotion are ineligible to enter.

2.3 Entry is limited to one (1) per person or/and one (1) per family. Multiple entries from the same individual or family, or entries using false, duplicate, or fraudulently obtained details, will be invalidated at the Promoter's discretion.

2.4 The Promoter reserves the right to verify eligibility at any stage, including requesting identity documents, and to disqualify any entrant who cannot or will not provide reasonably requested verification.

3. The Prizes

3A. Major Prize

3.1 The Major Prize consists of the Promoter's full service buyer's agent fee, waived in full for one (1) winning entrant, in connection with the purchase of one eligible residential property located within [defined Lower North Shore region of Sydney, Australia. The Major Prize reflects the Promoter's full service fee (calculated at the Promoter's usual rate applied to the purchase price) with no maximum cap. An estimated value is provided in the Promotion's advertising for reference only; the actual value of the Major Prize depends on the purchase price of the property the winner ultimately buys.

3.2 For clarity, the Major Prize covers the Promoter's full service buyer's agent fee only. It does NOT cover, and the winner remains solely responsible for, all other costs associated with the purchase, including but not limited to: stamp duty, conveyancing/legal fees, building and pest inspections, loan/mortgage costs and lender's fees, insurance, council and water rates adjustments, and any other transaction, government, or financial costs whatsoever.

3.3 The Major Prize is valid only for a property purchase that: (a) is settled within 6 months of the winner being notified ("Settlement Deadline"); and (b) is an eligible residential property within the defined suburb boundary at clause 3.1; and (c) the winner enters into as principal purchaser and beneficial owner (see clause 6).

3.4 If the Major Prize winner does not identify, contract, and settle on an eligible property within the Settlement Deadline, the Major Prize is forfeited. The Promoter may, at its sole discretion, offer a one-off extension of up to 3 months.

3.5 The Major Prize is not transferable, exchangeable, or redeemable for cash, in whole or in part.

3.6 The Major Prize is subject to the winner obtaining any necessary finance approval, satisfactory building/pest reports, and other standard conditions of a residential property purchase. The Promoter is not responsible for and gives no warranty regarding finance approval, property condition, or the outcome of any negotiation or purchase process.

3B. Runner-Up Prizes

3.7 Ten (10) Runner-Up Prizes are also offered, each consisting of a $10,000 AUD gift voucher ("Runner-Up Voucher"), redeemable only as a credit against the Promoter's full service buyer's agent fee (not redeemable for the retainer), should the recipient engage the Promoter as their buyer's agent for a residential property purchase.

3.8 Runner-Up Prize winners are selected on merit, as described in clause 4.4, from valid entries not selected as the Major Prize winner.

3.9 Validity period: Each Runner-Up Voucher must be redeemed — meaning the recipient has engaged the Promoter as a client under a signed agency agreement — within twelve (12) months of the date of issue ("Voucher Expiry"). Any Runner-Up Voucher not redeemed by the Voucher Expiry lapses automatically and is not extended, replaced, or compensated in any form.

3.10 The Runner-Up Voucher: (a) has no cash value and is not redeemable for cash, in whole or in part; (b) is not transferable to any other person, property, or transaction; (c) can only be applied to the Promoter's full service buyer's agent fee (not redeemable for the retainer), and cannot be applied to stamp duty, legal costs, or any other third-party cost; (d) can only be used once, against a single property purchase; any unused balance (if the Promoter's fee is less than $10,000) is forfeited and not paid out or carried over; (e) is subject to the recipient completing the Promoter's standard Customer Due Diligence process at the time they engage the Promoter as a client (see clause 5); and (f) cannot be combined with the Major Prize, any other offer, or any other discount the Promoter may run, unless the Promoter agrees otherwise in writing.

3.11 A recipient of a Runner-Up Voucher is under no obligation to engage the Promoter's services, and the Promoter is under no obligation to accept any recipient as a client if, following standard onboarding and due diligence processes, the Promoter reasonably declines to act (see clause 6.2).

4. Winner Selection & Notification

4A. Major Prize — Merit-Based Selection

4.1 One (1) Major Prize winner will be selected by The Promoter from all valid entries received during the Entry Period, conducted on Monday 12/10/2026. The Major Prize is awarded on merit and is not a game of chance. The Promoter will select the Major Prize winner by assessing all valid entries against the following judging criteria: (a) the genuineness and clarity of the entrant's response to the entry question "Tell me why you should win"; (b) the entrant's readiness to purchase within the eligible suburbs, including timeline and finance status, as discussed during the Promoter's validation call; (c) the extent to which the entrant's circumstances demonstrate a genuine need for, and benefit from, the Major Prize; and (d) any other criteria published on the Promotion's website prior to the close of entries.

4.2 Judging will be conducted by the Promoter personally. The Promoter will keep a written record of how each shortlisted entry was assessed against the criteria in clause 4.1, for its own compliance records.

4.3 The judging outcome is final. The Promoter is not obliged to provide individualised feedback to unsuccessful entrants, disclose comparative scoring, or enter into correspondence about the judging decision, beyond confirming that the process in this clause 4A was followed.

4B. Runner-Up Prizes — Merit-Based Selection

4.4 Ten (10) Runner-Up Prize winners will be selected by The Promoter from all valid entries received during the Entry Period, conducted on Monday 05/10/2026. The ten (10) Runner-Up Prizes are also awarded on merit and are not a game of chance. The Runner-Up Prize winners will be the ten (10) next-highest-assessed entries against the same judging criteria set out in clause 4.1, following selection of the Major Prize winner. The judging record kept under clause 4.2 will cover the Major Prize and all Runner-Up Prize decisions together.

4C. Notification

4.5 All winners will be notified by phone and/or email within two (2) business days of the Major Prize judging decision / Runner-Up draw (as applicable) using the contact details provided at entry.

4.6 If a winner cannot be contacted within five (5) days despite reasonable attempts, or does not respond to claim their prize within five (5) days of notification, the Promoter may select the next-highest-assessed entry under clause 4.1 to receive that prize instead.

4.7 The Major Prize winner's first name and suburb (or general area) of interest may be published on the Promoter's website and social media channels to announce the result. Runner-Up Prize winners will not be named publicly unless they separately consent. No further personal or financial information will be published without consent.

5. Claiming a Prize — Verification Requirements

5.1 Before any Prize is confirmed and applied, the relevant winner must complete the Promoter's standard client identification and due diligence process. As a regulated real estate business, the Promoter is required under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (Cth) ("AML/CTF Act") to conduct Customer Due Diligence (CDD) on all clients, including prize winners. For the Major Prize, this occurs promptly after the draw (see clause 5.3). For a Runner-Up Voucher, this occurs at the time the recipient engages the Promoter as a client, as the voucher is only ever applied against an actual client engagement. This includes, without limitation: (a) verifying the winner's identity (e.g. government-issued photo ID, proof of address); (b) verifying the winner is purchasing as principal and beneficial owner, and identifying any other beneficial owners where a trust, company, or other structure is involved; (c) reasonable enquiries as to source of funds for the purchase; (d) screening against sanctions lists and Politically Exposed Person (PEP) databases, as required by law.

5.2 This verification process is a standard part of the Promoter's regulated obligations as a real estate business and is applied consistently to all clients, not only prize winners. Being asked to provide this information does not imply any suspicion of wrongdoing.

5.3 No Prize (Major or Runner-Up) will be confirmed or applied until this verification process is satisfactorily completed. If a winner: (a) fails or refuses to provide information reasonably requested for CDD purposes; (b) provides false, misleading, or incomplete information; or (c) is a person the Promoter is legally prohibited from providing services to (including under sanctions law), the Promoter reserves the right to decline to provide that Prize to that entrant, and, subject to clause 4.6, may select the next-highest-assessed entry instead. This does not affect the Promoter's other obligations at law, including any obligation to file a suspicious matter report with AUSTRAC, which the Promoter is legally prohibited from disclosing to the entrant.

5.4 The winner must be the person who will hold legal and beneficial title to the property. The Prize cannot be claimed on behalf of, assigned to, or applied for the benefit of any other individual, company, trust, or entity, except where that structure is fully disclosed as part of the verification process at clause 5.1 and accepted by the Promoter at its discretion.

5.5 The Promoter will handle all information collected under this clause in accordance with its Privacy Policy and its obligations under the AML/CTF Act, including record-keeping requirements (currently a minimum of seven years).

6. Conduct of the Purchase

6.1 Nothing in this Promotion obliges the Promoter to act as the winner's buyer's agent beyond the standard scope of its usual client engagement, and the winner's engagement of the Promoter remains subject to the Promoter's standard client agreement/terms of engagement (to be provided separately).

6.2 The Promoter reserves the right to decline to act for the winner, or to discontinue acting for the winner, where required to do so by law (including AML/CTF obligations), or where the Promoter reasonably believes the transaction poses a legal, regulatory, or reputational risk. In such circumstances, clause 5.3 applies.

6.3 The Promoter is not a party to, and accepts no liability in connection with, the contract for sale between the winner and any third-party vendor, nor for the acts or omissions of any conveyancer, lender, inspector, or other third party engaged by the winner.

7. Marketing Consent & Media Release (Major Prize Winner)

7.1 As a condition of accepting the Major Prize, the winner must consent to participate in the Promoter's marketing and documentation of their buying journey, on the terms set out in this clause 7. This requirement does not apply to Runner-Up Prize recipients.

7.2 The winner consents to the Promoter (and its photographers, videographers, and marketing contractors engaged for this purpose) capturing photos, video footage, and a video testimonial of the winner across the course of their property search and purchase using the Major Prize, including but not limited to: initial notification/announcement, property viewings, key milestones in the purchase process, and a final testimonial interview following settlement ("the Content").

7.3 The winner grants the Promoter a perpetual, worldwide, royalty-free licence to use, reproduce, edit, and publish the Content (including the winner's name, image, voice, and likeness as captured in the Content) across the Promoter's marketing channels, including its website, social media accounts, paid advertising (including Meta/Instagram/Facebook ads), email marketing, and other promotional material, for the purpose of promoting the Promoter's business and demonstrating the genuine outcome of this Promotion.

7.4 No further fee, royalty, or other compensation is payable to the winner for use of the Content beyond the Major Prize itself.

7.5 The winner may request that specific footage not be used prior to publication (for example, an unflattering take or a moment they'd prefer to keep private), and the Promoter will act reasonably to accommodate such requests. However, once Content has been published in accordance with this clause, the winner acknowledges the Promoter is not obliged to recall or remove previously published material, except where required by law.

7.6 The winner consents, to the extent permitted by law, to the Promoter's reasonable use of the Content notwithstanding any moral rights the winner may hold in it (for example, the right of attribution), and agrees not to withdraw this consent unreasonably in relation to Content already prepared or published in accordance with this clause.

7.7 The winner may decline to have specific sensitive personal details (e.g. financial specifics, family/health information incidentally discussed on camera) included in published Content, and should raise this with the Promoter before filming. This clause 7 does not authorise publication of AML/CTF Customer Due Diligence information collected under clause 5 — that information remains subject to clause 5.5 and the Promoter's Privacy Policy regardless of this media consent.

7.8 This media consent is a genuine condition of the Major Prize (not merely a preference) because it forms part of how the Promoter demonstrates that the Promotion is authentic and that the Major Prize was genuinely awarded and delivered. This is disclosed clearly in the Promotion's advertising and entry materials so entrants can make an informed decision before entering.

7.9 If, after being selected as the Major Prize winner, the entrant does not wish to consent to this clause 7, the Promoter reserves the right to treat the Major Prize as declined by that entrant, and to select the next-highest-assessed entry in accordance with clause 4.6. For clarity, the winner's obligation to complete the Customer Due Diligence process under clause 5 applies regardless of and separately from this clause 7.

8. Privacy & Data Use

8.1 Personal information collected through entry into this Promotion will be collected, used, and disclosed in accordance with the Promoter's Privacy Policy, and, for winners, additionally in accordance with the Promoter's obligations under the AML/CTF Act.

8.2 By entering, entrants consent to the Promoter using their information to administer the Promotion, and, where separately opted in, for future marketing communications (which entrants may unsubscribe from at any time).

8.3 Information collected for AML/CTF purposes will not be used for any purpose other than compliance with the Promoter's legal obligations and will not be disclosed except as required or permitted by law.

8.4 Personal information collected as part of the Content described in clause 7 (photos, video, testimonial) is collected and used specifically for the marketing purposes described in that clause, with the Major Prize winner's separate consent, and is handled in accordance with the Promoter's Privacy Policy.

9. General Conditions

9.1 By submitting an entry into this Competition “you” acknowledge and agree to these Terms and Conditions.

9.2 Variation of Entry Period

The Promoter reserves the right to vary the Entry Period as follows:

(a) Early closure — the Promoter may close entries earlier than the stated closing date, at its sole discretion, including where entry volume reaches a level the Promoter considers sufficient to run a fair and genuine selection. Where entries are closed earlier than the originally stated date, the Promoter will provide at least 48 hours' notice via the Promotion's website and official social media channels before the revised closing time takes effect. Any variation to the closing date will not affect the validity of entries already received.

(b) Extension — the Promoter may extend the Entry Period beyond the stated closing date, at its sole discretion. Any extension will be notified via the Promotion's website and official social media channels prior to the originally stated closing date. Entries validly received during any extended period will be treated on the same terms as all other entries.

9.3 The Promoter reserves the right to verify the eligibility of any entrant and to disqualify any entrant engaging in fraudulent, dishonest, or improper conduct in connection with the Promotion.

9.4 To the extent permitted by law, the Promoter excludes all liability (including negligence) for any loss, damage, personal injury, or death arising from participation in the Promotion or acceptance of a Prize, except for liability that cannot be excluded under the Australian Consumer Law.

9.5 The Promoter reserves the right, subject to any written directions from a state or territory regulator, to vary, suspend, or cancel this Promotion if it becomes impossible to conduct due to circumstances outside the Promoter's control.

9.6 This Promotion and these Terms are governed by the laws of New South Wales, Australia.
